According to information received by PREM Inwestycje, Syrena Real Estate is preparing to refurbish the Zaułek Piękna office building at 18 Piękna Street in Warsaw. The property, acquired by the investor in May 2025, will be renamed Elma. The architectural concept was developed by Medusa Group, while Reesco Group has been appointed as the contractor. The investor has already secured a building permit. The two lower floors will be remodelled and fitted with a new façade featuring shopfront glazing nearly 6 m high. Retail and service space will increase from approximately 700 m² to 1,300 m². An elegant lobby will also be created for the office section. The design preserves the existing structure while transforming the building's base into a transparent, two-storey space with glazing framed by precast concrete elements.
Witold Zatoński Kotomski, founder of Syrena Real Estate, emphasises that the refurbishment aims to realise the potential of the operating building, improve the quality of its office space and strengthen its connection with the surrounding streets. Przemo Łukasik, architect and co-founder of Medusa Group, notes that the new façade will reflect the architectural identity of this part of Warsaw and give the building a more open and transparent character.
The project will also include upgrades to ventilation, heating, cooling and building automation systems. Works will cover the two upper floors, common areas, façade and roof. Lift lobbies, toilets and the car park will also be refurbished, while electric vehicle charging infrastructure will be expanded. Once completed, Elma will offer approximately 7,700 m² of office space, 1,300 m² of retail and service space, and 100 parking spaces. The first phase will begin in Q1 2027 and cover interior refurbishment and technical systems. The second phase, including alterations to the exterior, ground floor and first floor, is scheduled for Q1–Q3 2028. Reesco previously worked with Syrena Real Estate on the refurbishment of the HOP office building on Chmielna Street and the Diuna complex in Służewiec. Krucza Street, near Elma, is also scheduled for redevelopment, with Skanska appointed as the contractor. ■
