Skanska Commercial Development Europe has commenced the first phase of the Nowy Format office complex in Kraków (Małopolskie Province), at the junction of Grzegórzecka Street, Rogozińskiego Street and Pokoju Avenue. An eight-storey A1 building, offering 21,400 m² of leasable space, will be developed on the site of a former newspaper printing plant. The building is scheduled for completion in the third quarter of 2028. The architectural design was prepared by Artur Jasiński i Wspólnicy, while Skanska is the contractor. Ultimately, Nowy Format will comprise three buildings with a total area of approximately 48,000 m². The first building has been designed to achieve net-zero CO₂ emissions during its operational phase. It will not be connected to the municipal district heating network and will operate entirely on electricity. The entire complex is to be powered by renewable energy, with its purchase certified by guarantees of origin. The ground floor of the first building will accommodate food and beverage units, including a café with a bakery and a bistro. The development will also feature approximately 1,800 m² of gardens, more than 300 m² of green terraces and an urban fruit orchard. The plans additionally provide for 150 bicycle spaces, changing and shower facilities for cyclists, and a lift designed to accommodate bicycles. Skanska intends to obtain WELL Core & Shell and LEED Core & Shell certifications for the development, as well as confirmation of compliance with the "Building Without Barriers" accessibility standard.
