
Speedwell Development has finalized the acquisition of an investment site of nearly 6.5 ha in Warsaw's Targówek district. The seller was the European Logistics Investment (ELI) platform. On the acquired site, located near the S8 expressway and close to large-format retail facilities including IKEA and Leroy Merlin, the developer plans to carry out SpacePlus, a business park offering Small Business Unit space. The project will add business, warehouse-service and commercial functions to one of Warsaw's largest retail hubs. Speedwell Development, present on the Polish market since 2024, is backed by Belgian family capital from Baltisse Real Estate and Straco Real Estate. According to Didier Balcaen, co-founder and CEO of Speedwell, the value of real estate projects today should be based not on short-term trends, but on strong fundamentals, disciplined capital and the ability to consistently deliver quality. Michał Stępień, Country Manager of Speedwell Development Poland, notes that the acquisition of the Targówek site marks another stage in the development of the company's platform in Poland and confirms the potential of well-connected urban locations. White & Case acted as legal advisor to Speedwell Development in the transaction, while Gleeds was responsible for technical due diligence. The transaction value was not disclosed.
